Title: Handling a 1-Night Booking where a Guest Demands a Refund Amid Major Property Damage
Content:
Occasionally hosts accommodate a one-night stay to help families save for a larger trip, such as a Disney getaway. In this instance, a family requested a single-night reservation. Just before checkout, they sought a full refund, alleging our property was infested with cockroaches. Our listing holds a five-star rating and has welcomed more than 50 guests without prior cockroach-related complaints. A recent full-house inspection and our cleaning team found no evidence of pests.
The guest arrived with a refund demand despite the absence of such issues. Upon addressing the property at checkout, we observed significant irregularities: all furniture had been moved, food remnants were scattered, and the refrigerator contained leftover and junk food. The air carried a strong odor, suggesting a lack of personal hygiene. When questioned about the delayed notification of a problem, the guest explained they were too tired and fell asleep.
After checkout, a reinspection revealed extensive property damage:
– Damaged arcade equipment and broken bed hinges
– Torn shower curtain, flooded and clogged bathroom sink
– Damaged toilet paper holder, missing dinner decor
– Worn-out towels left on the floor, plus trash overflowing two large outdoor bins
– Used cookware with leftovers
– Damaged Google Nest thermostat
– Personal items left behind (dirty socks and underwear)
– Additional unlisted guests exceeding the booking total
Overall, the damage appears to exceed the cost of the stay by a significant margin. The guest is demanding a full refund or, alternatively, a negative review. The situation has been stressful, with the cleaning team and I nearly overwhelmed by the odor and mess.
What we did and what we would do differently:
– We contacted Airbnb support immediately. They instructed us to await the guest’s review and their decision on the dispute.
– Given the severity of the damage and policy violations (more guests than booked), we are pursuing remediation for the losses incurred.
– This experience has prompted us to reevaluate our one-night policy, recognizing the potential risks involved.
Considerations for fellow hosts:
– Document everything: photographs, inventories, and notes on odors or unusual room conditions.
– Enforce occupancy limits and verify the number of guests on arrival.
– Maintain clear, proactive communication channels with guests and the platform for timely resolution.
– Ensure all damage and missing items are reported promptly to the platform and appropriate authorities if necessary.
– Review security deposits, insurance options, and protection plans to mitigate financial exposure from short stays.
If you’ve faced a similar situation, sharing practical steps or cautions can help the hosting community prepare and respond more effectively in future instances.
